CULLMAN, Ala. – Construction has begun on Bella Balle Condominiums, a three-story development that will add four condominiums and ground-floor commercial space to downtown Cullman, according to the Cullman Economic Development Agency (CEDA).

Stephen Gannon’s project is expected to take 12-14 months to complete. Susan Eller, CEDA’s retail and workforce development manager, provided the construction update following a groundbreaking for the building.

Public real estate listings place the development at 208 Fourth St. SE, adjacent to Hele Bowls and 412 Public House, which Gannon owns.

Plans call for commercial space on the first floor, with two condominiums on each of the second and third floors, Eller said.

“One has already been sold to a local family,” she said in her written update.

Eller did not identify the buyer or disclose the purchase price.

Real estate listings provide additional details about the residential portion of the project. The advertised units have three bedrooms and two bathrooms, with listed floor areas ranging from 1,983 to 2,040 square feet.

Asking prices range from $649,900 to $699,900. Those figures are advertised prices, not confirmed sale prices.

A listing dated Nov. 3 advertises Unit 2B, a 2,040-square-foot condominium, for $649,900. The listing provides another look at the residential offerings as construction gets underway, although it does not identify which unit Eller said had sold.

Marketing materials identify balconies among the planned residential features and credit AB Smith with the building’s design and Yearwood Construction as the builder.

Published architectural renderings depict a brick exterior with storefront windows at street level and covered balconies above. The images illustrate the proposed building rather than completed construction.

While the upper floors are being marketed as individual residences, the agency’s update did not identify a tenant for the first-floor commercial space. It also did not specify whether that level would accommodate one business or multiple businesses.

The project adds a residential component to an area where Gannon has restaurants and food-service businesses. 412 Public House is located at 412 Second Ave. SE. and opened in 2018. In October 2020, The Tribune reported that Gannon and fellow 412 Public House co-owners Trey Jordan and Rico Nishimura expanded into catering through Seasoned Catering Co.  in the former Top of the Town space on the upper floor of the Cullman Savings Bank building downtown. Hele Bowls opened in 2022 and is located at 410 Second Ave. SE.

CEDA’s construction update did not provide a total investment figure for Bella Balle Condominiums, the amount of ground-floor commercial space or a specific completion date beyond the projected 12-14-month construction period.
